Buying and selling are charged at 1% of the deal value, payable on registration. Residential rentals are one month's rent, payable when the agreement is signed. Documentation-only work starts at ₹15,000. Investment advice carries no separate fee — we are paid only if you transact.

Your exact figure is confirmed in writing before any work begins, and nothing is added later. Government charges such as stamp duty, registration fees and GST are separate, payable at actual, and go to the government rather than to us. The services page has the full fee table.

Calls and WhatsApp messages are answered around the clock, seven days a week. If we cannot pick up immediately, you get a callback within about ten minutes. Emails and website enquiries are answered within one working day.

If your question is time-sensitive — a property closing, an advance being asked for, a site visit today — call rather than write. It is the difference between minutes and hours.

Yes, on every deal, and it is included rather than billed separately. We review the title chain, obtain the encumbrance certificate, check HMDA, GHMC and RERA approvals where they apply, and confirm the seller has the right to sell.

If something looks wrong, we tell you and we advise you to walk away. We would rather lose one commission than put you into a disputed property. We also work with a panel of property advocates for formal title opinions where the situation calls for one.

For a purchase or sale, our fee falls due on registration day, once the deal is actually done. For rentals it is payable when the agreement is signed. Documentation-only work is split, half at the start and half on completion.

Payments are by bank transfer, UPI or cheque against a proper invoice with GST where applicable. We do not ask for cash, we do not take an advance before you have seen anything, and we never hold your documents to force a payment.

Phone and WhatsApp enquiries are answered 24 hours a day, all week. The office runs 9:30 am to 8:00 pm Monday to Saturday, and 10:00 am to 5:00 pm on Sunday.

Site visits happen seven days a week by appointment, including Sundays, which is when most working professionals prefer to view. Evening viewings are normal.

All of them, plus Secunderabad and the full Outer Ring Road belt. We are busiest in the western IT corridor — Gachibowli, Kondapur, Kokapet, Narsingi, Tellapur — and the northern growth belt around Kompally, Medchal and Bachupally.

Call before 2 pm and we can usually arrange viewings the same evening in the west and central zones. Outer areas such as Shadnagar, Ghatkesar and Medchal are scheduled for the next day. Pickup and drop within the city are arranged at no charge, and we group outer-zone visits so you see three or four properties in one trip.

Regularly. We work with NRI clients across the Gulf, US, UK and Australia, and with buyers based elsewhere in India. Site visits are done as video walkthroughs, and documents are shared over WhatsApp or email as you prefer.

Where you cannot travel for registration, we guide you through executing a power of attorney and complete the process here on your behalf. Questions on repatriation and TDS go to our chartered accountant panel rather than being brushed aside.
